What is the first step in buying a home?
Get pre-approved. You can’t buy a house without any money. Knowing where you stand will help you focus on the homes you can afford. You don’t want to fall in love with a house that the bank says you can’t get. Do I have to use my bank to get a mortgage?

What costs are associated with buying a home?
When buying a house, a few costs you’ll want to account for. You will need to get a lawyer for the transaction. Additional costs can include movers, home inspectors and land transfer fees. I can go over each one of these to see as they pertain to your situation. The good news, you don’t have to pay your realtor. Their fees are paid for by the sellers.
Can I only use one agent?
I tell everyone looking to buy a home, find a realtor you can trust, and stick with them. They will get to know you and understand you and your journey. That will pay dividends as the process unfolds. If you have signed an agreement with a realtor, you must use them for the term and location agreed upon in the contract. However, you can also request a mutual release if it’s not working out.

Selling your home requires a few different fees that don't come when buying. Each situation is different but for most sellers, Realtor fees and lawyer fees are the common ones. On this end, you avoid the transfer taxes, inspection reports.
What if I want to avoid bidding wars?
The reality is, bidding wars have been a part of the market since 2015. Most people who decide to wait to avoid bidding wars end up getting priced out of the market pretty quick. There are the odd opportunities but those only come to those who are consistently looking and usually are finding a needle in a haystack.
